OUR PROJECTS

 

In the first decade of NEIMARSTVO establishment, construction of one section of road or even one-floor building was achievement. In the late 1950s, the company started to make rapid progress that will last next 30 years, i.e. until it faced economic crisis and break out of civil war in former Yugoslavia.

In the paragraphs that follow, only some of the projects are mentioned. Even today, these projects represent not only visually attractive and modern constructions, but also representative buildings of the place they were built.

 

Post office building in Kralja Petra I Oslobodioca Street in Trebinje

This was one of the first serious projects of NEIMARSTVO, in early 1960s. The post office building has 6 counters plus second floor where technical support is situated, 150m2 in size.

This building is constructed of stone and concrete, combined. At that time, and even today, it represented not only a solid and high-quality building, but also authentic building of Herzegovina region, recognizable by stone and eminent carvers.

 

New post office building

As the town of Trebinje spread, more and more people moved in. Since the living standard became higher, the need for spreading telecommunications system and postal service appeared. In local area “Police”, in 1970s, a new post office building was built. In 1978 telecommunications center in “Police” started working, constructed by NEIMARSTVO. Trebinje’s constructors installed equipment for automatic telephone station inside the building, which was 2500m2 in size, and then the local telephone station as well. On the ground floor there are telephone booths, counters, offices, etc.

 

CATERING FACILITIES

 

Leotar hotel

NEIMARSTVO employees constructed (of stone and concrete, combined) “Leotar” hotel in the late 1960s, with capacity of about one hundred beds. In 1972, in less than six months, four-floor annexe was built, with 64 single and double rooms, so that first guests arrived in June.

In 1980s, one more hotel annexe was built, with capacity of one hundred beds. During this period, the hotel was restored and modernized.

NEIMARSTVO restored bungalows in Srebreno, near Dubrovnik, then catering facilities in Lastva, Zavala and Zubacka Ubla, all belonging to “UTP Leotar” Company.

In the 1960s villa Lastva was built in the same architectural style as above mentioned buildings. This building represented a prestigious building among catering business constructions. During these years the first phase of the “Leotar” hotel project was completed. Inside the “Villa” there are modern banqueting halls, lunch halls, snack bar, kitchen for traditional and modern food preparation, rooms and suite of rooms.

 

“Ognjiste” motel near Trebinje

In 1980 “Ognjiste” motel was built in Aleksina Medja, according to project design of an architect Petar Bulovic from Sarajevo. In this motel domestic specialties from Herzegovina region were served and there were both modern and traditional kitchen for ethnic cooking (so called “ognjiste”, a kind of fireplace), after which the motel got its name. There are also: cocktail lounge, banqueting hall, terraces, accommodation, lobby and camp site.

 

Other catering facilities in Bosnia and Herzegovina

Apart from the constructions already mentioned, that were and are representative samples of Eastern Herzegovina region and Trebinje, NEIMARSTVO built most of catering facilities in other towns. In 1971, NEIMARSTVO built the hotel in Tjentiste near Gacko, and Youth club as well. NEIMARSTVO continued building a couple of hotels and motels in Bileca and Gacko, then Public home, Vidikovac motel near Bilecko Lake, Trebisnjica hotel, etc.

 

Hotels in Dalmatia and Montenegro

NEIMARSTVO is a company recognizable by short period of construction despite all difficulties that may occur. But rapidity in process of construction does not affect the quality of building. NEIMARSTVO Company left a good impression wherever it was engaged in business, and would be engaged in business again. So was in Orebic where NEIMARSTVO appeared for the first time in 1963 and gained high reputation for high quality and quick building.

The most significant period for NEIMARSTVO Company begins in 1965 when it specialized in certain types of constructions; in the same year NEIMARSTVO started being engaged outside Trebinje municipality-on the coast of Dalmatia and Montenegro.

 

“Belvi” hotel in Orebic

NEIMARSTVO built an annexe and restored “Belvi” hotel of “B” rank in Peljesac peninsula owned by a hotel company from Orebic. It was completed by the beginning of tourist season of 1974 and the capacity was 70 rooms, i.e. 145 beds. Only 5 and a half months after a foundation stone was laid the hotel was completed and ready to welcome first guests. These two projects opened doors for Trebinje’s constructors in Dalmatian and Montenegrin coast. Before “Belvi” hotel, “Orsan” and “Rataneum” hotels were built in Peljesac peninsula.

In 1970s the technology of building constructions changed and modernized, NEMARSTVO as a company became more experienced, so the building of tourist-catering facilities became faster. After these successful engagements in Peljesac and along Dalmatian and Montenegrin coast, NEIMARSTVO got more and more offers from Montenegrin coast. In 1972, constructors from NEIMARSTVO mostly worked in Przno near Tivat, where tourist-catering company ”Globus” from Belgrade invested into a couple of hotels and a modern camp site for 500 cars. “Plavi horizonti” hotel is a representative sample. It is a complex with the capacity of 330 beds and a restaurant that can welcome 600 guests. Even today this modern complex is a famous tourist destination in Montenegro.

 

FACILITIES FOR INDUSTRIAL PRODUCTION

 

Engagement in projects of “Hydroelectric power plant over the Trebisnjica River”

NEIMARSTVO played an important role in constructing artificial lakes down the Trebisnjca basin, and was engaged in the first phase of the project mainly in side engineering works (construction of dams). After the construction of artificial lakes in Bileca and Trebinje, conditions were created for production of one billion kwh electric current a year. This is a proof of high quality construction.

In 1972 the head office building of “Hydroelectric power plant over the Trebisnjica River” was completed (including annexe). Inside this building, besides offices and meeting rooms, there were amphitheatres, which are used today for giving lectures to college students.

During 1970s, the company started constructing metal prefabs for hydroelectric projects. In 1977, NEMARSTVO was engaged in a very complex project, which had not been done in former Yugoslavia before, and that was tunnelling through the dam. In experts’ opinion this was a very complicated project.

 

“Tool production Trebinje”

NEIMARSTVO built large factory workshops and flats for “Tool production Trebinje”, that was then, and even today a giant company in the field of metallurgy. Two decades before the civil war started, this cooperation was called “two giants’ teamwork”. After first factory workshops were completed during the 1960s (in which NEIMARSTVO took part), modernization of equipment and personnel in NEIMARSTVO followed. Then in the 1970s NEMARSTVO completely took over the restoration of old and construction of new facilities for “Tool production Trebinje”. In 1973, a foundation stone was laid for a new factory workshop that would be built by NEIMARSTVO in two phases. At the end of 1974 the first phase was completed, after only 10 months, and it was 6000 m2 in size. In 1975 the second phase began. Historians noted down that after only 538 days of construction, a factory in Posusje was launched-“Circular saw factory”, 5765 m2 in size. Only one year before this factory was completed, a factory in Hum near Trebinje was launched, 2400 m2 in size.

In 1977 the tools factory in Nevesinje was completed, as well as construction of annexe in Trebinje. In 1978, a factory workshop in Ravno was launched, which was Trebinje’s local area then. Construction of a new chemical laboratory started, and construction of new business premises was in progress. With all this, we would set apart one more project-in 1981 new factory workshops, 11.000 m2 in size were constructed for “Special tools factory” in Trebinje, which produced heavy metal tools, and one more “Special tools factory” for high-speed steel tool production. These factories were branches of “Tool production Trebinje” Company and were completely constructed by NEIMARSTVO.

 

Novoteks

In 1972 “Novoteks” factory was launched, that was clothing industry from Novo Mesto. NEIMARSTVO   built a large factory workshop, 1600 m2 in size to start the production. Since “Novoteks” made rapid progress, in 1974 NEIMARSTVO started the second phase of construction-factory setting up. In 1983, 2 floors of “Novoteks” factory were completed, which means that additional 4000 m2 in size were got for business premises. So, “Novoteks” Company comprised modern tailor workshop, sewing workshop, washing workshop, ironing workshop, wardrobe room, storage space and a canteen.

On the other part of the town, in “Tini” settlement, NEIMARSTVO built a new branch of “Novoteks”, launched in 1987 which employed 600 workers.  

 

Bakery in Trebinje

The need of inhabitants of Trebinje for fresh bread was finally satisfied in the early 1970s by building a bakery building for bread and small pastry production. In 1973, a bakery production line started, capacity of which was 1500 kilograms of bread per hour. NEIMARSTVO took part in bakery building, together with its partners. This was a modern building with its architectural features that completely satisfied the demands and standards, not only at that time, but even now.               

 

Industrial facilities for the needs of NEIMARSTVO Company

As NEIMARSTVO became more and more engaged in many construction sites, the need to modernize the equipment and have its own material needed for construction industry was emphasized. In 1976, a concrete factory and a concrete prefabs factory were launched by NEIMARSTVO. These factories were situated in Trebinje surroundings, in Gorica , near Gorica Lake.

 

OTHER FACILITIES

NEIMARSTVO, more precisely its factories that comprise NEIMARSTVO, built almost all industrial facilities in Herzegovina region, among which” Textile industry Bilecanka”, “Forge workshop” in Bileca and many more.

In 1983 NEIMARSTVO built an office building (annexe) of “Printing firm” in Trebinje. The size was 2100m2, which provided excellent conditions for business activities in this firm. Both the project design and the construction of the building were done by NEIMARSTVO.

 

CULTURAL AND RECREATION FACILITIES

 

Cultural centre in Trebinje

Apart from catering and industrial facilities, NEIMARSTVO started constructing other sorts of facilities, as Culture centre which was built in 1971. The construction of facilities of this kind started in the 1970, during the period of rapid expansion of NEIMARSTVO Company. The Culture centre building consists of a cinema, which had a seating capacity of 200 people, and a theatre which had a seating capacity of 450 people. The construction is high quality, which many eminent artists who performed here can confirm. Among other things, they pointed out that the acoustics in the theatre was outstanding, and that the exhibition hall and the space around the building were beautiful. There is also a buffet and a couple of large offices that are currently used by Faculty of production and management in Trebinje, which is a good example of how project design was successful, even 30 years after the construction.

 

Youth club Trebinje

In 1976 NEIMARSTVO completed this project by restoring and reconstructing former JNA cinema club. Within the building there is a theatre (cinema) which has a seating capacity of 250 people, and a dance hall which is 100m2 in size, a couple of small chess halls, table tennis hall and other premises. There is also a summer garden.

 

Sports recreation facilities

With the construction of artificial lakes, many town beaches down the Trebisnjica River were destroyed, so “Hydroelectric power plant over the Trebisnjica River” was obligated to build swimming-pools as compensation. The project was entrusted to NEIMARSTVO. The constructors from Trebinje proved one more time that they can successfully build sports facilities (besides FC ”Leotar” stadium, built by NEIMARSTVO, which could proudly welcome even football clubs from former Yugoslavia premier league). So, except FC”Leotar” stadium, NEIMARSTVO also built a stadium “Malih igara” in Bregovi, with grandstand, locker room and sanitary facilities.

These sports facilities are used even today (only minor restoration and reconstruction were made), and high quality of construction can be proved by eminent sportsmen who played here. In 1973, in Recreation centre “Abazovina” two Olympic swimming-pools were constructed, one with the dimensions 50x25m, and the other small swimming-pool for non-swimmers. In 1974 the construction of grandstand, locker room and sanitary facilities was completed. This recreation facility was one of the best facilities in whole region, equipped according to European standards.

 

Sports Hall “Bregovi”

In late 1980s, there was stagnation in former Yugoslavia, not only in construction business, but in the field of economic climate in general. But NEIMARSTVO thus took part in an important project-Sports hall in Bregovi. In 1987 the town of Trebinje got a sports hall, being waited for so long. It was 2,100m2 in size and even today it is used for amateur sports, performances and happenings.

 

Health-care facilities and school buildings

As the town of Trebinje grew, so the need for new health-care facilities appeared. In the 1970s, new health-care facilities were built, and hospital was moved to another location. The construction of new hospital was done by NEIMARSTVO according to modern international standards. In 1972 an annexe was constructed, 1700m2 in size where theatre of surgery department was placed, then obstetrics and gynaecology department, psychiatric department and ophthalmology department.

In 1974, a foundation stone was laid for an annexe where clinic for children, clinic for school children, clinic for workers, clinic for women, centre for physical therapy and health recovery were situated. The construction lasted throughout 1975 and 1976, and was done by NEIMARSTVO, a company which one more time confirmed it was a successful company. Shortly after, in 1977 NEIMARSTVO built Health centre and Outpatient clinic in Orebic.         

 

School buildings

With the progress of society in general, more school children appear, so the need for new school buildings and halls of residence must be satisfied. Apart from school buildings that NEIMARSTVO constructed in the early 1970s; in 1974 an annexe of High school building is built. It consists of 8 classrooms and 2 laboratories. In the same year, a new kindergarten “Nasa radost” in Bregovi was completed. The kindergarten comprises 4 big classrooms, a big yard, a couple of offices, sanitary facilities, a dining-room and a kitchen. Then, in the same year, construction of regional hall of residence in Gradina, in Trebinje started. The capacity was 400 beds and the building was completed in 1977. The project design was done by an architect from Sarajevo, but of Trebinje origin, Vaso Curic, and the construction was done by NEIMARSTVO. Construction of primary school building in Petrovo polje started in 1976, and was completed in 1977, when it was opened. The school building comprises 6 classrooms, 2 laboratories, a workshop, a library and other facilities. I the same year a primary school building in Korcula was finished. In school year 1980/1981, in local region Police, a modern kindergarten was opened, with the capacity of about 200 children. It was constructed by NEIMARSTVO.

In 1981, in local region Gorica, Trebinje municipality, constructors from NEIMARSTVO Company built one more primary school building. After “Vuk Stefanovic Karadzic” primary school was constructed in the 1970s, this is the second school building built by NEIMARSTVO in the town of Trebinje. In 1983 NEIMARSTVO together with its partners constructed new “Jovan Jovanovic Zmaj”  school building in Bregovi  which even today, 25 years after it was built, provides excellent conditions for education and teaching, according to modern standards.

Although “Vuk Stefanovic Karadzic” school building was built in earlier period, all three primary school buildings were constructed according to general school-building type, comprising about 10 classrooms, language labs, other laboratories including those for experiment making. All 3 school buildings were about 2000m2 in size, and each of them today educates about 1000 school children. Each school building has its own library, dentist infirmary, kitchen, gym and other facilities.

 

BUSINESS PREMISES AND RESIDENTIAL FACILITIES

 

“Privredna banka Sarajevo” -branch office building in Trebinje

In 1976, a branch office building of “Privredna banka Sarajevo” was built in Trebinje. An architect was Bozo Curic from Sarajevo, but of Trebinje origin, and his project fitted well in surrounding buildings of the old town. The size of the building was 1760 m2 and it comprised head offices, counters for foreign exchange and current account transactions. The inside of the building is of outstanding beauty, well-known in the whole region even today, 30 years after its construction.

On one hand the building represents a small complex, and on the other hand it is a unique architectural construction. Within this construction there was also “Stedionica mladih” and “Djecija robna kuca”, a fashion department store for children up to 16 years of age.

 

Bus station Trebinje

Bus station was completed after Car park and Auto-moto savez (1500m2 in size) were finished. Auto-moto savez was opened in 1972, and it was situated beside the road leading to Dubrovnik. It comprises a workshop with inspection pit, a car wash, a room for car maintenance, a tourist-information center and other premises.

Bus station in Trebinje was built near “Istocni logor” barracks. It comprises 8 main and 4 side platforms and the business premises are about 400 m2 in size. Both the project design and the construction itself were done by NEIMARSTVO.

The project design was done by an architect from Trebinje, Milenko Kovacina, and it was fully functional and really modern then. It also comprises business premises (ground floor and second floor), restaurant and supermarket. The bus station was quite good “bus port” at that time.

 

Department store “Borac Travnik” in Trebinje

The beginning of department store construction was being announced for a long time, and it finally started in 1972 in Bregovi settlement, on the right bank of the Trebisnjica River, near the bridge. The project was done by NEIMARSTVO. The project was finished in record-breaking 15 months, according to project design of an architect Mira Besarevic from Sarajevo, and was opened on 4th of October 1976. According to first version, this department store was supposed to be about 4000m2 in size, but after it was completed it was about 5000m2 in size. There are 15 departments inside the building and in front of it is a modern car park.

 

Other service industry facilities

After NEIMARSTVO successfully completed above mentioned buildings in Trebinje, it continued constructing in Dalmatian and Montenegrin coast, as usual. Supermarket in Vela Luka was built in 1980, then trade centre in Ivanica (a village between Trebinje and Dubrovnik) and many other facilities.

In the late 1970s and early 1980s, NEIMARSTVO was engaged in constructing business-residential complexes, such as residential buildings and a supermarket in Gorica, a supermarket and agricultural society building in Zasad settlement, etc.

 

RESIDENTIAL FACILITIES

NEIMARSTVO gained almost the same level of experience in constructing business facilities as in constructing residential facilities. After its engagement in civil engineering and construction of some residential facilities, especially in Bregovi settlement, constructors from NEIMARSTVO focused on taller building construction. In the early 1970s there was expansion in residential facilities construction, in Trebinje, Bileca and Gacko. In 1972, a number of residential facilities were being built-about 50 flats in Trebinje and around 20 flats in Bileca. These figures later became higher. In 1973, NEIMARSTVO started building around 100 flats in Carine, Trebinje. The project was completed by the end/at the beginning of the following year (1974). In 1974 many residential facilities were completed in Trebinje and Bileca. According to NEIMARSTVO archive, over 1000 flats were constructed by 1974. In 1975, 120 flats were built in Gacko and 110 flats in Trebinje. In 1976, 60 flats were built in Bileca. In the same year, 2 blocks of flats were built opposite the bus station in Trebinje, so-called “pedeset dvojka” and “trideset sestica”, named after the number of flats each block of flats comprised. They were built according to modern standards, with its yard and business premises on the ground floor, just like in all big cities in the country. In 1976 and 1977, residential facilities in Mokri dolovi were built. Hundreds of flats were constructed. Let us mention blocks of flats “Loziona” which are near the bus station, residential area “Industrija alata” in Gorica, Marin dvor near Serbian Orthodox Church, and other blocks of flats constructed in the 1970s and 1980s according to modern standards in architecture and engineering. The biggest residential area in Trebinje is “Tini” which was completed in 1984, where 110 families found their home.

1980s were remarkable by modernization of equipment in NEIMARSTVO, and besides new tool and machines, especially important were “tunnel facings” purchase. In this way, flats were built easily and efficiently-“one day-one floor” (if there s enough construction material). The new technology is more economical and efficient, thanks to the huge investment. Besides this, a new crane, heat pump and hat concrete were bought. It proved that the investment was excellent, because NEIMARSTVO got many business offers in Bosnia and Herzegovina and Montenegro. In the 1980s the biggest construction site of NEIMARSTVO Company was in Cetinje, where 100 flats, hotels and workshops for “Obod” were being built.
